Our Story

Epicbnb was founded by Steph Utterback and established in 2015 in Nashville, TN. She started her first short-term rental in an 800 sq ft East Nashville back-house, doing every job herself: designer, cleaner, host, accountant, maintenance, and fell in love with the art of hosting. That hands-on foundation, paired with over a decade in operations at Starbucks and a design degree from FIDM in Los Angeles, shaped the way Epicbnb runs today: operationally disciplined, guest-obsessed, and sharp on the visual details that make a listing stand out.

Years later, Epicbnb has grown into a team of true experts, many of whom own and operate their own short-term rental properties, so they understand this business from the inside, not just the outside. That firsthand experience shows up in how much our team genuinely cares, we believe it's some of the most dedicated, hands-on care you'll find anywhere in the industry. It also shows up in the recognition: in 2024, Epicbnb was featured by Wheelhouse as one of Nashville's top property managers. In 2025, Steph was one of just three U.S. property managers selected by Booking.com as a featured host partner. In 2026, Epicbnb was named to AirDNA's national list of the top 10 property managers, based purely on guest review data, no nominations, no pay-to-play, backed by a 4.96 average guest rating across 100+ properties and 10,000+ reviews.

None of this happens without a team that treats every property, and every guest, like it's their own. That's who we are.
